This website provides photos and information about our 440 sf efficiency rental unit with lofted ceilings that is part of our home at 12 Bayview Road in the Moss Landing / Elkhorn Slough area of Monterey Bay. We are finishing the remodeling now and it will be rented on a month to month lease at rates ranging from $1900 to 2500/month depending on length of stay, time of year, and relevant events. Credit score over 680 required along with other screening information found on the rental application page.

The Address suggests Castroville but we are three miles from Castroville in a country setting.

ADU - Photos

Our home faces west with views of the Slough and entire Monterey Bay out the front windows.

We do have close neighbors but no major issues with neighborly sounds.

It is a country setting and the sounds of country including goats, sheep, cows are here, but not a burden to us or most others. Maps and more info on location below.

NOTE the walls are now painted and the kitchen is partially in. Updated photos coming soon.

ADU - Floor Plan

There is a private entrance from a 12x12 deck with amazing views looking west and south into Monterey Bay.

The living and sleeping area is approximately 12 x 30 (360sf) and there is a 4 x 11 bathroom (44 sf) for a total of 400sf (outlined in red on the floor plan)

The ceiling is 8' tall in the front and rear but it does have a lofted area in the middle that is 12' tall that gives a feeling of a much larger space with lots of easy storage as well as access to the attic for more storage.

Someone wishing for a bunk sleeping area may be able to make that work easily to give a little more room on the floor. Detailed photos below.

Leasing and Unit Details

-- Alternative Dwelling Unit ---

The Unit is licensed as a legal Alternative Dwelling Unit (ADU). The ADU will be partially or fully furnished as a self contained efficiency suite with a fully private entrance. This is part of our home and we occupy the other part of the home.

It has a private bath accessible from within the suite.

There is a solid core door with insulated frame connecting the ADU to the rest of the home, although we'd expect that to remain closed as the suite is intended to be lived in as if it's self sufficient.

This ADU has a 10x10 kitchen that is larger than many kitchens found in much larger units.

--- Laundry ---

Washer and dryer are in our unit with a door accessible from the back yard. We may add separate units outside in the future.

--- Parking ---

Off street parking exists and the ability to accommodate a trailer may also exist.

-- Lease Details --

The ADU will be available for rent on leases exceeding 30 days to those needing fully furnished lodging for work or education related stays. The target date for starting our first lease is January 1, 2024 but that is subject to change.

--- !! Important Notes !! ---
We are a couple (both in our 50s) living in the remaining top floor and all of the bottom floor of the home with our people-loving cat Mufasa. No smoking indoors at all, and any smoking outdoors must include the disposal of butts outdoors in a controlled and proper manner. We maintain a very quiet home and request the same of our renter. Our neighbors are generally quiet too, except for some farm sounds from time to time

Additional Photos

The views are fantastic. From the front window and the front edge of the deck you can see from Monterey in the south to Santa Cruz in the north most days. From inside you can see from Moss Landing to Monterey through the windows day and night. The red markes are the power plant towers at Moss Landing

We have an older in ground pool. it is quite chilly most of the year but August and September it can be enjoyable without a wet suite.
