The Unit is licensed as a legal Alternative Dwelling Unit (ADU). This is part of our home and we occupy the other part of the home. It has a private bath accessible from within the suite. There is a solid core door with insulated frame connecting the ADU to the rest of the home, although we'd expect that to remain closed when occupied.
--- Laundry ---
Washer and dryer are in our unit with a door accessible from the back yard and we can block access to our home when you need to use those. We'll coordinate. There is also a commercial laundry about 4 miles away.
--- Parking ---
You will park in one of two driveways where we also park. We'll designate a spot.
--- Quiet Enjoyment ---
We are a couple (both in our 50s) living in the remaining top floor and all of the bottom floor and we have a people-loving cat named Mufasa.
We maintain a quiet home and request the same of our tenant. Our neighbors are generally quiet too, except for some farm sounds from time to time
No smoking indoors at all, and any smoking outdoors must include the disposal of butts outdoors in a controlled and proper manner.

--- LEASE REQUIREMENTS ---
As part of all Leases I require all items requested in the application plus:
1) Drivers License image (front and back)
2) Alternative mailing address if that on Driver's License is not the same w/ explanation of difference
3) Vehicle Registration (if applicable)
4) Credit Score of 680+ (Credit Karma offers free accounts)
5) Proof of Employment
Payments
$2000/mo rent
$1000 Refundable Security Deposit
First rental payment due with lease signing or as agreed upon otherwise.
Payments can be made via e-check at https://rental-payments.bryancanary.com/ or via check. No credit cards and no other electronic transfer systems. (see website for reasoning)
Lease
1) A generic copy of my Lease can be found HERE
Please review it. It will be customized for our agreement. A pdf will be sent to you for signature and a scanned copy will need to be returned. (or we may be able to do it with googleDocs)
We prefer single occupancy. We will consider double occupancy.
Early Cancellations
if this is related to a work contract and it gets cancelled, we'll discuss. we can be flexible.
